Applications received after December 6, 2024, will be added to our post-lottery waitlist, which will be processed on a first-come, first-served basis after the lottery waitlist is exhausted.

Lottery Process

  1. Lottery Application Period
    • Eligible applicants submit completed applications to Maloney Properties. Follow the instructions on your application (available below). If an applicant has a disability or limited English proficiency, and as a result require any assistance during the application process, please contact us.
    • Maloney staff review each application and notify applicants of their application status.
      This is a pre-qualification process and does not guarantee an apartment or eligibility for any program. Applications will be fully processed in the order they are drawn after the lottery is conducted.
    • Eligible applications are assigned an Application Registration Number, and applicants are notified. 
       
  2. Lottery Drawing
    • Maloney conducts the lottery drawing utilizing a cloud-based randomizer (ie: random.org) to draw each Application Registration Number. To protect each applicant's privacy, only the Application Registration Number is entered into the lottery drawing (no personal information is entered or shared).
    • The randomizer performs a drawing of the Application Registration Numbers and assigns each a Placement Number. This placement is the order in which lottery applications will be processed to confirm eligibility for the available income-restricted units.
    • Maloney contacts each lottery participant with their Placement Number, categorized by program type, unit size, and preference. 
       
  3. Post-Lottery Application Processing
    • Maloney staff will contact applicants for an interview only as they approach the top of the list for an available apartment that has an anticipated move-in date within 60 days. This is the step when applications are fully processed and eligibility is confirmed.

Note: Rates and income limits subject to change. Minimum income must exceed 2.5 times the gross rent (tenant rent + utilities). A utility allowance will be given on affordable units for the tenant-paid utilities. Housing vouchers are accepted.
